Marble-Look Living Room Floor in Fair Oaks Ranch
This living room floor in a Fair Oaks Ranch home was retiled with polished beige marble-look porcelain, replacing the original tile that had been in place since the home was built. The old tile was removed, adhesive residue was ground down, and the concrete slab was assessed for flatness before the new tile installation began.
The new tile was set in a straight-stack pattern aligned to the room's main axis, with the layout planned to place a full tile at the fireplace wall, which is the visual focal point. This required starting the layout from that wall and working outward, accepting the cut tiles at the less-visible perimeter near the hallway transition.

What We Did
- Removed existing tile and ground down adhesive residue to prepare the slab surface
- Applied self-leveling compound to low spots and allowed full cure before tile installation
- Established layout lines from the fireplace wall focal point and set tile in straight-stack pattern
- Grouted with matching beige unsanded grout and sealed the finished floor after cure
Replacing original tile in a 1990s Fair Oaks Ranch home is a common request, and getting the substrate right after removal is what determines how long the new tile lasts.
